What buying
really costs.

On top of the price, buying a home in Mallorca means transfer tax or VAT, plus notary, land registry and legal fees. On a valley home of around €1 million that is roughly another 10% to 12%. Work out your own figure below.

How it works

The taxes
explained.

Resale: transfer tax (ITP)

Paid by the buyer on second-hand homes and land. In the Balearic Islands it is progressive: each slice of the price is taxed at its own rate.

  • Up to €400,0008%
  • €400,000 to €600,0009%
  • €600,000 to €1 million10%
  • €1 million to €2 million12%
  • Over €2 million13%

The tax is charged on the higher of the price and the official reference value set by the Catastro.

New build: VAT and stamp duty

Buying a new home from a developer, you pay 10% VAT plus 1.5% stamp duty (AJD) on the deed instead of ITP.

Lower rates for some buyers

Reduced rates of 4% or 2%, and in some cases full relief, exist for a main home below the island's value limit (about €332,000 in Mallorca from June 2026), young buyers, large families and other cases. Few homes in the valley fall under that limit, but ask your adviser.
