Small works usually need a notice to the town hall; new builds, extensions and structural work need a full building licence, with a project signed by an architect. Apply through the town hall's online office or in person (971 61 44 55).
New houses are normally built on urban land inside the villages and Son Serralta. On rustic land, building is tightly restricted. Check before you buy a plot
The valley is part of the Serra de Tramuntana, a UNESCO World Heritage cultural landscape, so materials, heights and the look of buildings matter. Dry-stone terraces are part of that heritage.
Check mains water or a legal well, the electricity connection and sewage early; they affect cost and timing.
